Since then, the median price has levelled off and in some areas, even rising. Inventories are now falling as sales rise and prices firm on the lower end of the price spectrum. Investment Strategies

While there are some great deals out there right now, keep a few things in mind: 

  • Lenders have a "shadow inventory" of foreclosed homes. That is, foreclosed upon homes that are not on the market but being held in inventory.
  • Commercial foreclosures and vacancy rates are spiking upwards and we haven't seen the end of it for some time to come.
  • Mexico property is staying on the market longer and prices are moderating, primarily due to currency exchange issues. However, in some areas like the Riviera Nayarit, prices for this beautiful stretch of coastline just north of Puerto Vallarta are only going up.

These are just three more reasons that when buying property as an investor, whether it's residential, commercial, or international, it's very important to make your money going into the deal.
